1. How will you advertise my property to prospective tenants?

We use a variety of methods to advertise your properties.

Our website is cutting edge and is designed to make searching for a property as simple and easy as possible. Our properties are listed with clear photographs, key features and detailed descriptions.

We also advertise on Rightmove.co.uk which is the UK's number one property website (Hitwise.com). Rightmove.co.uk has over six times the site traffic than their nearest competitor.

Our bright and effective letting boards attract a considerable amount of interest and can be seen all over The Park, Beeston, West Bridgford and other popular areas.

We also pride ourselves on our exceptional reputation which has served us successfully through word of mouth.

If we feel your property isn't reaching it's full potential, we can offer expert advice on how to improve it so it can obtain the monthly rent it deserves.

2. How do I know if people are looking at my properties?

Monitoring and understanding user activity is vital to ensure you are maximising the return on your investment and ultimately using the right agent.

We issue reports that indicate the number of times your properties have been viewed and the number of leads we have received.

We can generate detailed reports both from our own website and from Rightmove that show exactly how many people are looking at your property. If people are looking, but not following it up, we can assess what the problem is. Perhaps we need to refresh the photos, or even lower the price. We will send these reports to you and using our knowledge and expertise of the area, we can work out the best solution.

3. I don't have any photographs of my properties.

Don't worry - when we take on a property we will take the details of the current tenant and arrange a time for a viewing. We will then go to the property, take photographs that show the property to its best potential and have it on the market by the end of the day!

4. I live abroad; can you still let my properties?

A number of our landlords live overseas and we offer our full management service to enable them to relax, safe in the knowledge they have a steady income from their lets.

5. What services do you offer?

Full Management Service

The full management service that we offer enables you to sit back, relax and see the benefits of your investment returned to you.

  • We advertise your property
  • We accompany all viewings
  • We meet and assess all prospective tenants
  • We check references, take ID, bank statements and ensure applicants complete our application form before we accept them as a tenant. We complete all paper work such as writing Tenancy Agreements and ensuring receipts are kept on file for any monies taken.
  • Safety Regulations - We can advise you on Gas Safety Certificates, EPC's and renew them when needed.
  • Rents and Deposits - On the commencement date of a Tenancy Agreement we will collect the deposit equal to one month's rent and the first month's rent from the Tenant. We hold the deposit in our Deposit Protection Service scheme. Meter readings are taken and we register all tenants for Electricity, Council Tax, Gas and Water. Rents are collected monthly in advance and paid directly into your bank account within 10 days of collection. A monthly statement will be sent to you for your records. An inventory will be prepared for your property. This is a long and very detailed document, which lists every item of furniture, appliance and furnishings whether indoors or out, their condition, colour and position. An Inventory is essential for a smooth letting, and is signed by both Tenant and Landlord/Agent.
  • Quarterly Visits - To maintain your property to the highest standard and monitor how the Tenancy is going, we visit your property every three months. A report will be made, containing the general condition of the premises, any recommendations we may have, and how well the Tenant is maintaining it.
  • Maintenance and Repairs - We use our reliable In-House Maintenance team to undertake any emergency work and repairs. By employing the same people we have a history of the quality of their work. Our team can undertake general maintenance work, large building projects, plumbing work, gardening work and any other tasks which we feel will improve your property.
  • Terms and Conditions Of Business - Both Landlords and Tenants are required to enter into Terms & Conditions with us. This ensures our promises to you and the Tenant's promises to us. Both copies are available upon request or at the time of registration.

Our Full Management Service Fees: 50% of the first month's rent (plus VAT) and 10% plus VAT of each month thereafter.

Let Only Service

Our Let Only Service offers the following:

  • We advertise your property
  • We accompany all viewings
  • We meet and asses all prospective tenants
  • We check references, take ID, bank statements and ensure applicants complete our application form before we accept them as a tenant. We complete all paper work such as writing Tenancy Agreements and ensuring receipts are kept on file for any monies taken.

  • Meter readings and utilities - We take meter readings for the property from the tenancy start date and register all tenants for Water, Council Tax, Gas and Electricity.
  • Terms and Conditions Of Business - Both Landlords and Tenants are required to enter into Terms & Conditions with us. This ensures our promises to you and the Tenant's promises to us. Both copies are available upon request or at the time of registration.
